Redfin reported that, over the three months ending June 2026, the median sale price was approximately $747,000 in Johns Creek and $792,000 in Alpharetta.
That gives Alpharetta a higher citywide median in the latest data, but it does not mean every Johns Creek home is less expensive than every Alpharetta home.
Prices can vary significantly based on:
- Neighborhood.
- Home size.
- Lot size and location.
- Age of construction.
- Renovations and condition.
- Specific school assignment.

- Proximity to major amenities.
Don't choose based only on the city's median price.

The specific property still matters more than the name printed in the mailing address.

One of the advantages of buying in 2026 is that you may have more opportunity to compare homes rather than feeling pressure to purchase the first acceptable property you see.
Redfin's June 2026 data showed a sale-to-list ratio of approximately 98.6% in Johns Creek and 98.8% in Alpharetta.
In plain English, the average sale in both markets was closing modestly below the final list price.
That does not mean every seller will negotiate.
In fact, Redfin still characterized Johns Creek as highly competitive in its recent data, while Alpharetta remained somewhat competitive. Particularly desirable homes can still receive multiple offers.
But buyers should evaluate the complete package:
