And because buyer demand, pricing, inventory, and property types can vary significantly from one community to another, choosing the right listing agent can make the process much easier to navigate.
A home in Johns Creek may need a very different strategy from a condo in Atlanta, a townhome in Smyrna, or a detached home in Duluth.
That's why I think sellers should look beyond the phrase “top Realtor.”
The better question is:
“Which listing agent has the experience, strategy, communication style, and market knowledge that make sense for my property?”

Ask:
“Why do you recommend this price?”
“Which homes are truly comparable to mine?”

Be Careful With an Unrealistically High Price
